Mechanical Maintenance Worker (580)
 
Education and Experience
Minimum Qualifications:
  • Graduation from high school or possession of a GED; and
  • Two (2) years of experience in the maintenance, operation, installation and troubleshooting of centralized heating, ventilation and air conditioning units, related mechanical equipment  and electrical systems (up to 480 volts) found in large buildings, such as manufacturing plants, office buildings, or public buildings

Possible Substitutions:

  • Up to four (4) years of additional qualifying experience may be substituted for the required  education  on the basis of two (2) years of experience for one (1) year of education. 

Desirable Qualifications:

  • Experience with building management systems, such as Direct Digital Control (DDC), Variable Air Volume (VAV), and other related electrical control systems
License
Possession of avalid Class C California driver's license is required at time of appointment.
 
Distinguishing Characteristics

The Mechanical Maintenance Worker is a journey level technical classification.  This classification operates, lubricates, cleans, adjusts, and makes repairs to heating, ventilating, refrigeration, solar systems, and other stationary building equipment, and installs and troubleshoots electrical systems up to 480 volts.  The Mechanical Maintenance Worker is distinguished from the Mechanical Maintenance Foreman/Forewoman in that the latter is a supervisory position responsible for supervising Mechanical Maintenance Workers and Utility Workers in the maintenance and repair of the mechanical equipment found in City buildings.

 
Typical Duties

Each position in this classification may not include all the duties listed below, nor do the examples cover all duties that may be performed.

Under general supervision:
  • Conducts regular preventative maintenance inspections of City buildings to ensure proper operating condition of stationary equipment
  • Uses test equipment and hand and power tools to make routine electrical and mechanical repairs and adjustments to building facilities; reports the need for more complex repairs to Mechanical Maintenance Foreman/Forewoman
  • Prepares inspection reports
  • Operates and repairs low pressure water boilers and water heating equipment
  • Sweeps, cleans, waxes, and polishes mechanical equipment and adjacent rooms 
  • Maintains operating log of mechanical equipment and keeps basic records of time and materials used
  • Communicates in person, over the phone and through e-mail with various departments, employees, outside vendors and contractors, regarding work order requests, projects and troubleshooting work
  • Performs other related duties as assigned
Knowledge, Skills, and Abilities

Knowledge of:

  • Methods, practices, and tools used in the operation and maintenance of heating, ventilating, refrigeration, and electrical systems of large buildings
  • California Occupational Safety and Health Administration (CAL-OSHA) Safety Orders
  • The fundamentals of electricity relating to the installation and maintenance of heating, ventilating, refrigeration and solar systems
  • Large building electrical systems, including troubleshooting and installing systems up to 480 volts
  • Environmental and safety practices, procedures and standards

Ability to:

  • Use basic hand and power tools
  • Identify conditions that require repair and maintenance work for mechanical equipment
  • Read and understand operating manuals, plans, diagrams, and wiring schematics
  • Follow general CAL-OSHA guidelines regarding workplace safety
  • Operate a computer and correspond through electronic mail
  • Follow verbal and written instructions
  • Communicate clearly and concisely, both orally and in writing
  • Work effectively independently with minimal supervision
  • Establish and maintain courteous and effective working relationships with others contacted in the course of work, including the general public
  • Work effectively in groups in a team based environment and achieve common goals
  • Effectively handle multiple priorities, organize workload, and meet strict deadlines
  • Perform heavy physical labor
  • Walk or stand for extended periods of time
  • Bend, stoop, reach, carry, crawl, climb, and lift as necessary to perform assigned duties
  • Lift and carry 50 pounds of static weight
Supervision Received
Works under the general supervision of the Mechanical Maintenance Foreman/Forewoman and Building Manager.
 
Supervision Exercised

May supervise and/or assist in the training of Utility Workers or other classification as assigned.

 
Other Requirements
  • May be required to work unusual hours in emergency situations.
  • Must be able to perform all of the essential functions of the job assignment
